New October data from real estate firm Wahi offers a glimpse behind the curtain at the remaining pockets of the GTA where buyers can still command bidding wars, fetching prices over asking. But they certainly aren't in abundance, with just six remaining neighbourhoods out of almost 300 in the entire region where homes are selling for more than the list price — accounting for just two per cent of the entire GTA. The 2 per cent of neighbourhoods with overbids in October is a sharp decline from the 8 per cent recorded in September 2025.
